1. Introduction
RoomWalay is an apartment booking and management platform providing:
- RoomWalay-owned and managed apartments
- Host-listed apartments for individuals who wish to rent out their properties through RoomWalay
These Terms govern your use of all services, listings, and features available on the Platform.
2. Use of Platform
By using RoomWalay, you confirm that:
- You are 18 years or older
- You will provide accurate information
- You will not misuse the Platform
- You agree to comply with all policies published by RoomWalay
RoomWalay may suspend or terminate access for any misuse.
3. Types of Listings
RoomWalay-Owned Properties
These units are fully managed, serviced, and operated by RoomWalay. We are responsible for the property condition, amenities, and guest support.
Host-Listed Properties
Hosts can register and list their apartments through RoomWalay.
Hosts are responsible for accuracy, cleanliness, and compliance with building laws.
RoomWalay verifies listings but does not physically manage all host properties.
4. Bookings
- A booking is confirmed once payment or deposit is completed.
- Guests must provide valid CNIC/Passport at check-in.
- Check-in, check-out, and stay rules must be strictly followed.
RoomWalay reserves the right to decline or cancel bookings due to security, availability, or policy violations.
5. Pricing & Payments
- Prices for RoomWalay-owned units are set by RoomWalay.
- Prices for host properties are set by hosts.
- Additional charges may apply for extra guests, cleaning, services, or damages.
- Taxes or government fees may be included or added where required.
Payments made on RoomWalay are secure and final as per the listing policy.
6. Cancellations & Refunds
Cancellation and refund rules vary by property.
Unless stated otherwise:
- No-shows are non-refundable
- Last-minute cancellations may result in full charges
- Security deposits are refundable after inspection
- Refunds for host properties are subject to host approval
RoomWalay may issue refunds only as per policy.
7. Guest Responsibilities
Guests must:
- Maintain the property in good condition
- Follow building security guidelines
- Avoid illegal, inappropriate, or disruptive activities
- Respect neighbors and building staff
- Pay for any damage caused during the stay
Violations may result in eviction and penalties.
8. Host Responsibilities
Hosts listing on RoomWalay must:
- Provide accurate and truthful property information
- Ensure cleanliness, maintenance, and safety
- Follow all building and local regulations
- Deliver the amenities and conditions shown in their listing
RoomWalay may suspend listings that violate standards.
9. Damage, Deposits & Penalties
- Guests are financially responsible for any damage or missing items
- Smoking in non-smoking units may result in fines
- Security deposits may be fully or partially withheld for damages
RoomWalay reserves the right to charge the guest for repair or replacement.
10. Prohibited Activities
Users may not:
- Engage in fraud or misrepresentation
- List unverified or illegal properties
- Copy RoomWalay’s content, images, or designs
- Interfere with the Platform’s functionality
- Use apartments for unlawful activities
- Host unauthorized parties or events
11. Intellectual Property
All content, images, graphics, software, and branding on RoomWalay are the exclusive property of RoomWalay.
Unauthorized reproduction, scraping, or copying is strictly prohibited.
12. Liability Limitations
RoomWalay is not responsible for:
- Loss of personal belongings
- Guest or host misconduct
- Inaccuracies in host-provided listings
- Utility failures (electricity, Internet, water, etc.)
- Injuries or accidents resulting from guest negligence
RoomWalay is responsible only for services under its direct control.
13. Account Suspension
RoomWalay may suspend or terminate user or host accounts for:
- Policy violations
- Fraudulent activity
- Misleading listings
- Abusive behavior
- Security risks
14. Changes to Terms
RoomWalay may update these Terms at any time.
Continued use of the Platform means acceptance of updated Terms.
15. Governing Law
These Terms are governed by the laws of Pakistan.
All disputes shall be resolved under the jurisdiction of courts in Islamabad, Pakistan.
